Many lenders have their very exclusive list of large corporate AMCs without a face and without a conscience who take a large portion of the appraiser's well deserved fee.
We are different; we care about doing a good job and paying the appraisers the fee they deserve. We do this not by charging more for an appraisal but by being more efficient and less greedy and simply taking a smaller portion of the fee for our services. In fact, not only do we not charge more for our appraisals, we charge less than most of the AMC's.

The first factor that makes our appraisals better is the fact that we give the appraisers a bigger portion of the appraisal fee than they receive from other AMCs. Before the AMCs, appraisers were charging $325 to $400 for an appraisal (even more in some areas.) Now many big AMCs are paying $185 to $225 for the same appraisal. Do you think that the appraiser will spend the same amount of time doing diligent work for a lower fee? Of course not! In fact many experienced appraisers refuse to work for such low fees, leaving only the non-experienced and unqualified appraisers to do all the work. The second factor making our appraisals better than our competitors is the fact that our system tracks the performance of each appraiser and is awarded bonus point for good quality work in a timely manner and negative points for poor quality or late delivery. These points in turn influence the amount of work that appraiser will receive from us in the future. So if they want to continue getting paid more for their appraisals by receiving work from us, they have to do a good job.
The third factor is response time. Most other AMC's will contact their appraisers by email. What if the appraiser is out doing an appraisal? When will the appraiser find out about that appraisal order? And if that appraiser is not able to do that appraisal, when will the AMC get the email response back? The fourth factor is turnaround time. As explained above we reward good performance with bonus points that in turn affect the appraiser's ability to get additional work from us in the future. Our standard turnaround time is to contact the contact person the day the assignment was given, attempt to schedule the inspection within 48 hours and return the completed report to us within 48 hours after the inspection. If the appraiser was able to get the completed report faster to us, we give that appraiser a bonus point. If the report is late we give that appraiser a negative point for each day that the report is late. Before long, it becomes mathematically impossible for that appraiser to get any more work from us.
The fifth factor is our customer service. Because the appraiser's performance reflects directly on you as a lender, we want to insure that the borrower has a positive experience with the appraiser. To do this, we call the contact person with a survey and find out what they thought about the appraiser. If the response was negative, the appraiser will be notified in order to prevent future negative responses and the appraiser will be awarded a negative bonus point. If the response was "excellent", a positive bonus point will be awarded.
