No, due to the HVCC law you are not allowed to select your appraiser for any Fannie Mae, Freddie Mac and even FHA loans. However you may select your appraiser if the appraisal is not for a Fannie Mae, Freddie Mac or FHA loan.
The assignment of an appraisal goes through two sets of searches. First, we make a search to make sure that the appraiser meets the lender guidelines whereby we are making sure that the appraiser is approved with a specific lender. We also ensure that the appraiser indicated that he is qualified for the type of appraisal that was ordered.
Second, a proprietary formula is used to run the remaining appraisers and determine which is best suited for that appraisal. The single most important factor in that formula is the zip code list; not just that a particular zip code was inputted by an appraiser but also its position on the list. In other words, someone who listed the subject property's zip code third on their list of zip codes will get priority over someone who placed it tenth on his list.
Another important factor is performance history. If someone is doing a poor job or is taking a long time in submitting an appraisal for no apparent reason or if we received a valid complaint, that appraiser will receive "Negative Points" that will affect that appraiser's chances of receiving future orders. Too many "Negative Points" will make it mathematically impossible for that appraiser to receive work from us. Conversely, positive rating for good quality work in a timely matter will give "Bonus Points" that will equate to an increased probability of receiving more appraisal orders.

Once signed-up you will be able to order an appraisal either on-line, by Email or by Fax.

Secondly, our system of assigning appraisers to a specific appraisal order makes it impossible for the person ordering the appraisal to select or determine the appraiser for the job.
Thirdly, we act as a neutral third party between the person ordering the appraisal and the appraiser and as such make sure that all parties are compliant with the HVCC.
